Preparing the House for an Autumn or Winter Bathroom Refit

Why autumn and winter change the preparation
The fitting sequence is the same in July. The house around it is not. Coats already fill the hall, daylight goes early, and windows stay shut. If this is the only bathroom, the gap is felt from the first morning.
Materials usually come across by ferry. A room stripped before the tray, the WC and the tiles are in the house is a room you cannot use and cannot finish. This list is meant to prevent that. It does not name a lead time. Lead times vary with the products.
What to settle before anyone lifts a tool
Write these down before you agree a start.
- Which room is being refitted, and whether a cloakroom or second bathroom stays live.
- Whether the layout stays where it is, or the WC, shower or bath is moving. A layout move is a different preparation from a like-for-like swap.
- Which products are chosen, and which are still open. An open choice is fine. A choice you only think is made is how a start date slips.
- Who can open the door, where a van can stop, and where a bath and boards can stand without blocking the stair.
- How the household will wash for the whole time the room is out. Decide that before the suite comes out.

Six practical steps
Do this on a dry visit, with the room empty enough to see the fittings and the floor.
- Walk the route in. Note stairs, a tight turn, and any floor you do not want a bath dragged across. Many Island bathrooms are upstairs, with the only wide space downstairs.
- Name the temporary wash. If another WC stays in use, say so. If it does not, write where people will wash. "We will sort it" is not a plan.
- List what must be in the house first. The suite, the tray or bath, the tiles, and a replacement extractor if that is part of the job. They should be on the Island before strip-out. Ferry timing varies. Pin the date at the survey.
- Keep the heating available. Tanking, adhesive and grout need the conditions on the tin. A house left cold because everyone has moved out can hold the next stage. Agree that the heat stays on.
- Protect the route, not just the room. Say where shoes come off, where waste leaves, and which floors are covered. In winter the hall is part of the job.
- Photograph the services. Soil pipe, window, radiator, extractor and the way its duct leaves, and the consumer unit if it is in or beside the room. A stopcock you can already point to is worth a photo.
If this is the only bathroom
Say that on the first enquiry. A live cloakroom means the house can keep a normal morning. One bathroom means the temporary arrangement has to be real, booked and acceptable to the people who live there.
Once the room is stripped, it stays a workplace until the fittings are back and the wet areas are allowed to get water. Shortening a cure to hit a visitor date is how a joint fails later. If that date matters, move the start. The survey is where the programme is matched to the house.
Heat, moisture, and the rooms you are still living in
Keep a door you can close on the work, and leave normal heating on in the rooms you are still using. If you are away, say who holds a key.
