Bathroom Renovation Process: Step by Step
14 June 2026 · 4 min read

Quick answer: A bathroom renovation runs through clear stages: a home survey and design, a written quote, finish selection and ordering, then on-site strip-out, first fix plumbing and electrics, tiling, second fix, and a final snag and sign-off. Knowing the order helps you make decisions at the right moment and avoid costly delays.
A new bathroom is one of the most disruptive home projects you can take on, but it does not need to feel chaotic. When the process is mapped out from the start, you always know what is happening next and what is expected of you. Here is how a typical Manx Bathrooms project unfolds.
Step 1: The home survey and design
Everything starts with a visit to your home. We measure the space precisely, check the position of existing pipework, soil stacks and electrics, and talk through how you actually use the room. A bathroom that works beautifully on paper can fail in real life if the layout ignores door swings, radiator positions or where the light falls.
The survey is reserved with a £50 refundable deposit, credited to your bathroom. From this we produce a design and an honest view of what your space can take.
Step 2: The written quote
Next comes a clear, itemised quote. Rather than a single mystery figure, you see what is included so you can compare like for like. Our guide pricing starts from around £7,800 for a budget refit, with mid-range bathrooms typically £13,000 to £17,000 and premium projects from £20,000 upwards. The figure is always confirmed at survey, because pipework, access and the condition of the existing room all matter.
You can explore indicative figures on our pricing guide before you commit.
Step 3: Choosing finishes
Once you are happy to proceed, we confirm tiles, sanitaryware, taps, flooring, lighting and storage. This is the fun part, and the most important for the final look. Crucially, finishes are chosen and ordered before work begins so that everything is on island when our fitters arrive. On the Isle of Man, waiting on a back-ordered item from across can stall a project for weeks, so we plan around delivery times deliberately.
Step 4: Strip-out
With materials in, the physical work starts. The old suite, tiles and flooring come out, and we protect floors and hallways on the way. This is also when any hidden issues surface: damp, perished pipework, or timber that has seen better days. If we find something, we stop and talk it through rather than quietly pressing on.
Step 5: First fix
First fix is the work that disappears behind the walls and floor:
- Moving or renewing hot and cold supplies and waste pipes
- Wiring for lighting, extractor fans, shaver points and underfloor heating
- Forming any stud walls, recesses or shower formers
- Fitting wet-room trays and tanking where needed
Getting first fix right is what makes the finished room reliable for decades, so it is never rushed.
Step 6: Tiling and walls
Walls and floors are made good, boarded and waterproofed, then tiled. Tiling sets the tone of the whole room, so the time spent setting out, levelling and grouting pays off in the result.
Step 7: Second fix
Now the room comes together. The suite, shower, screen, taps, vanity, mirror, heated towel rail and lighting are all installed and connected. Silicone is applied, seals are checked, and everything is tested under real water pressure.
Step 8: Snag, clean and sign-off
Finally, we walk the finished bathroom with you. Anything that is not quite right goes on a snag list and is put right. We clean down, remove waste, and hand over guidance on caring for your new fittings. The job is only finished when you are happy.
Typical project timeline
| Stage | What happens | Typical time |
|---|---|---|
| Survey & design | Measure-up, layout, deposit | 1 visit |
| Quote & ordering | Itemised quote, finishes confirmed | 1–3 weeks |
| Strip-out & first fix | Old room out, services renewed | 3–5 days |
| Tiling | Waterproofing and tiling | 3–5 days |
| Second fix & finish | Suite fitted, tested, snagged | 3–5 days |
Lead times depend on materials arriving on island and the complexity of the work. For a fuller breakdown, see our guide on how long a bathroom renovation takes on the Isle of Man.

Frequently asked questions
How long does a full bathroom renovation take?
Most full renovations take two to three weeks of on-site work once materials are on island. Larger or structurally complex projects can run longer. We give you a realistic schedule at the survey stage so you can plan around it.
Do I need to be home during the work?
Not for the whole project. We agree access arrangements upfront. Many clients give us a key and check in at key milestones, such as after first fix and before tiling, when decisions still matter.
Can I use my bathroom during the renovation?
Usually not the one being worked on. If it is your only bathroom, we plan the sequence to minimise downtime and discuss temporary arrangements before we start.
What happens if you find a hidden problem behind the walls?
Older Manx homes sometimes hide damp, dated pipework or rot. If we uncover something, we stop, explain it clearly, and agree any extra work and cost with you in writing before continuing.
When do I choose tiles, fittings and finishes?
Finishes are confirmed after the survey and well before installation begins, so everything is ordered and on island when our fitters arrive. This avoids mid-project delays.
Is the survey free?
The home survey is reserved with a £50 refundable deposit, which is credited towards your bathroom. It secures your slot and pays for the detailed measure-up and planning.
